Challenges, Threats and Opportunities for the RE Industry

Gregg Larson, president and CEO of Clareity Consulting, outlined some of the challenges and opportunities facing the real estate industry during his Association Update presentation.

Larson noted that REALTORS and realtor.com are no longer the only source for listings and market information on the Internet. Some sites do not require sign-in to obtain information, which greatly appeals to GenX/Y users. He said REALTORS need to change to meet the needs of younger consumers to be successful.

He discussed opportunities that exist to partner with "REALTOR-friendly" sites such as Trulia or Google to meeting consumer needs. "I want to see them get information from you or from REALTOR-friendly sites, rather than a site that will pick off your lead and sell it back to you," Larson said.

He also covered the current trend for regionalization and data-sharing among MLSs, and the models that are being created.

Bringing Your Office Skills to the Web

Pierre Calzadilla, strategic partnerships manager at Trulia.com, shared ideas to help REALTORS take advantage of technologies on the web to market themselves and their business. During his Association Update presentation, “Putting Your Office Skills to Work for You on the Web,” he described how traditional marketing and sales methods, that agents already use, can be transformed to work in an online environment.

Citing stats from Trulia.com, he offered data that highlighted the need for REALTORS to market online. Calzadilla said the typical Trulia user is 30 to 40 years old with average income $100,000. Slightly more than two-thirds of them are current homeowners and 66 percent want to buy or sell within a year. Most importantly, nearly 70 percent are not yet working with a real estate agent.

Understanding and appreciating the demographics and drivers of different audiences is critical - online or offline. REALTORS need to tailor their message properly, depending on their target market. He offered tips for each, such as helping the Y’ers or “MySpace Generation” with their need to know how a home will make them feel unique, different and special.

In discussing Facebook, Google, Trulia, Yahoo, Yelp, LinkedIn, Realestateabc.com and others, Calzadilla stressed the importance of REALTORS being aware of these sites and understanding to make them work to their advantage in building relationships with future clients.

Understanding The Sikh Culture

NYSAR's International Real Estate Committee serves to assist New York's REALTORS with gaining a better understanding of other cultures and fostering relationships with real estate professionals in other countries.

REALTOR and President of the World Sikh Peace Foundation Swaranjit Singh spent an hour helping the assembled REALTORS understand the Sikh religion, which is the fifth largest monotheistic religion in the world.

Singh, a practicing Sikh, delivered a presentation designed, not only to educate the committee about Sikh identity, but also to promote peace, harmony, and understanding for all faiths, races, and ethnicities. Singh believes "that ignorance creates fear, and fear creates hatred." "Education, therefore, is the solution to bringing peace and harmony within our communities," he said.
